Prelisting (sellers)Inspection

You will learn about potential defects that could slow down or even kill your deal before the buyer’s inspection uncovers them. The benefit to you as the seller is that you have time to get these defects corrected or disclose these to potential buyers. This eliminates renegotiating after the buyer’s home inspection- if they get an inspection at all. Some buyers may opt to waive the home inspection altogether if you show them the prelisting home inspection report.

 

Buyers Home Inspection

A home buyer’s inspection is initiated by the buyer, rather than the seller or real estate agent, usually as a contingency to the final close of a real estate sale.

 

 

(11th Month) Warranty Inspection

A warranty inspection should be performed prior to the expiration of the home warranty contract so that you can address repairable issues with the builder while the warranty is in-force. Otherwise, you may be fully liable for the repair costs on your own should you allow the warranty to expire prior to discovering defects.
